2026 Reported 9050 Washington creditor/property-control role in September 2026; separate City/PFA purchase option with CF CC Investor LLC approved September 28, 2026; property acquisition not completed
At a glance

Investment manager reported in September 2026 as purchaser of the Goldman Sachs-originated debt on the former Sony Pictures Animation campus at 9050 Washington Boulevard and as taking the property through a reported $71 million credit bid after Hackman Capital Partners' default. Culver City's September 28, 2026 purchase option with CF CC Investor LLC was later reported unanimously approved; the option gives the Public Finance Authority a right, not an obligation, to pursue a $103 million acquisition, and the reviewed sources still do not establish the corporate relationship between Fortress and CF CC Investor LLC.

Context note

Contemporaneous reporting identifies Drew McKnight and Jack Neumark of Fortress in the September 10, 2026 trustee-sale transaction at about $71 million after Fortress acquired the roughly $104 million unpaid mortgage note. Culver City's September 14 and September 28 records instead identify CF CC Investor LLC as the City's negotiation/purchase-option counterparty. A September 29, 2026 LEI-record review lists CF CC Investor LLC's headquarters at 1345 Avenue of the Americas, 46th Floor, New York, NY 10105; Fortress's official contact page lists its New York office (FIG LLC and Fortress Capital Finance III (A) LLC) at that exact address. This materially strengthens the network link to documented shared-address evidence, but does not establish that CF CC Investor LLC is a Fortress affiliate, nominee, special-purpose entity, servicer, parent/subsidiary, agent, or controlled entity. Legistar still displays a blank Final Action field, but contemporaneous October 1-2 reporting states that the City Council and Culver City Public Finance Authority Board unanimously approved the purchase option on September 28, 2026. CCR records the approval while preserving the Legistar discrepancy.
